GAINESVILLE, TX - A riverside ranch just over an hour’s drive north of Dallas is the next big rural spread to land on the market.
The Frog Bottom Ranch is a more than 2,300-acre property on the Red River in Cooke County.
Located near Gainesville and about 75 miles north of Dallas, the ranch has 4 miles of river frontage.
There’s a 4,523-square-foot main house on the property, which has been used for agriculture and hunting.
“This land in Cooke County has variable types of terrain, and miles and miles of trails that connect plowed fields to the forested area to the sand river bottoms. Deer, turkey and pigs live amongst the vibrant wildlife that all call Frog Bottom Ranch their home,” according to real estate agents with Davidson Bogel Real Estate, which is marketing the property.
County tax records show that the big Red River ranch is owned by a Dallas investment firm.
The Frog Bottom Ranch is just one of several north Texas rural properties to recently hit the market.
Sales of rural land statewide were up more than 40% in 2021, according to a report by the Texas Real Estate Research Center at Texas A&M University. And statewide average prices were 25% higher for these properties.
In Northeast Texas nearest to the Dallas-Fort Worth area, rural land buys were almost 30% higher last year.
